Tenant Placement & Relations

  • Screen potential tenants.
  • Personally show rental properties, charge application fees, and perform complete background screenings for rental, employment, bankruptcy, and criminal records.
  • Send notifications to tenants regarding issues ranging from HOA violations to steps to take during inclement weather.
  • Strictly follow all Equal Housing requirements and Fair Housing laws.

Financial & Statement Tracking

  • Collect rents.
  • Process monthly statements.
  • Provide copies of all bills.
  • Provide a Year-End Package to give to your accountant for income taxes.

Maintenance Operations

  • Hire professionals to handle repairs unless specified otherwise in the Property Management Agreement.
  • Pay for repairs and deduct funds from incoming rent. Reserve accounts are deducted from the first rent payment and held to cover costs. Reserve accounts are fully refunded when management concludes.

Legal & Compliance Protection

  • Deal with any daily issues that may occur (except for mortgage, HOA, or insurance payments).
  • Maintain an attorney on retainer to take care of evictions and detainers.
  • Coordinate with attorneys regarding the collection of judgments obtained on previous evictions or detainers.
  • Handle property code issues (owners must forward received notifications promptly).
